Today, the hotel industry offers few viable solutions for property owners nearing the end of institutional franchise agreements. This pivotal moment often leads to a downgrade to an economy brand, resulting in a 30-40% decline in valuation. Our strategy is to acquire and renovate these properties, adding value for guests, staff, communities, and shareholders.

Slumber and Dough® is our proprietary boutique brand, encompassing two complementary business units. Slumber features plush, high-quality hotel rooms that compete with those of any national brand. Dough and Company delights guests with scratch-made cinnamon rolls, fluffy biscuits, and a signature Biscuit Bar—an experience that engages the senses and creates a lasting impression.

Behind the scenes, our menu is designed to be scalable, offering items that can be delivered beyond the hotel through our in-house sales and marketing teams as well as third-party delivery platforms. This strategy not only retains our hotel guests but leverages a kitchen optimized for delivery, capitalizing on the significant impact that delivery services have made on the restaurant industry.

Designed for Delivery

While we believe our breakfast offerings will be a distinct differentiator for hotel guests, delivery will be at the core of our food business. Our sales team will use hand-crafted cinnamon rolls and a variety of creative breakfast sandwiches as our signature items to attract hotel contracts, while also targeting off-site catered breakfasts and lunches for meetings. By leveraging third-party delivery platforms like DoorDash, we will transform breakfast from an operational expense into a revenue-generating opportunity under our secondary brand, Dough and Company.

Much like Chick-fil-A, which has successfully doubled its revenue outside of its restaurants, and Crumbl, which has tapped into the gift category with its cookies, we anticipate Dough and Company to become a standalone revenue stream that contributes incremental NOI to our business.

To extend our catering reach, we will offer simple, mouth-watering sliders made with house-made sourdough and fresh, fun salads, using our delivery partners to act as room service for surrounding hotels, apartments, and residences.
