$40 Million Capital Raise – Targeted to acquire our first 10-12 hotels.
1% Asset Management Fee – Assessed on the capital raised.
7% Preferred Return – Investors receive a 7% preferred return before Cleer Capital participates in profits.
Waterfall Distribution of Cash Flow
70% to investors until they receive 100% of their initial capital.
50% to investors until they receive 2x their initial capital.
30% to investors on returns beyond 2x capital.
Investor Equity Structure
30% equity ownership – In each single-purpose entity (LLC).
30% interest – In the Slumber and Dough brand and intellectual property (IP).
